Florida's storm season waits for no one. A pre-season inspection from FNF takes the guesswork out of whether your roof will perform when it counts most. Here's what we check — and why each point matters.
Fastener Pattern & Nail Depth
Shingles are only as secure as their fasteners. Improper nail depth, skipped fasteners, or incorrect patterns are the leading cause of blow-off during high-wind events. We verify every section meets Florida's high-wind fastening requirements for your county.
Flashing Integrity at All Penetrations
Chimneys, skylights, vents, pipes, and roof-to-wall transitions are the most common failure points in storm events. We inspect every penetration and transition flashing for proper sealing, corrosion, and secure attachment before the season starts.
Drip Edge & Edge Metal Condition
Edge metal is the first thing high winds attack. Missing, lifted, or improperly installed drip edge creates immediate uplift risk that can cascade into whole-section failure. Florida Building Code requires proper edge metal — we verify it's there and secured.
Valley & Ridge Cap Condition
Valleys channel enormous volumes of water during heavy rainfall. Ridge caps are exposed to maximum wind pressure. Both must be properly installed, undamaged, and correctly sealed to perform under hurricane-level conditions. We check both on every inspection.
Attic Inspection for Hidden Damage
Some of the most serious damage isn't visible from the roof surface — it's hiding in your attic. Water staining on decking, soft spots, mold, and failed vapor barriers are all signs of existing intrusion that needs to be addressed before a storm makes it catastrophic.
Documentation for Insurance
A pre-storm inspection with photo documentation creates a baseline record of your roof's condition before a hurricane hits. This is invaluable if you need to file a claim afterward — it establishes what was storm damage versus pre-existing wear, which insurance companies will challenge if you don't have proof.
Florida Wind Speed Requirements
Florida Building Code requires roofing systems to be installed to specific wind speed ratings that vary by county. Coastal and high-velocity hurricane zones have the strictest requirements — and older homes were often built to lower standards that no longer meet code.
